Review Process

Call in and ask us any questions that you might have. We will set up a meeting convenient to your schedule at our office, a model (if we have one at the time), or a past home we have built. At this meeting we will get an idea of what features you like, floor plans (if you don’t have one), and your preferred budget. This will give us a feel for what you want in your home and helps us give you a plan in the price budget that you are looking to stay within.

Site Selection and/or Site Evaluation

We are happy to visit a lot that you own or a lot that you are interested in purchasing. It can be a scattered site lot or any development that interests you. This way we can put our eyes on the site and advise you of any extra costs that we potentially see with the site. Our research will help you to meet any restrictions and help you to avoid possible bad surprises.

Plan Selection/Customization

Pick from any of our 120+ floor plans, keep in mind that any can be customized to your style. Should you already have a plan we can work with that and give you a detailed estimate. If you want a fully customized plan we walk you through room by room so that your new home meets as many details that you are looking for along with input from our draftsman.

Detailed Pricing

Now that all the details are buttoned down we can give you an itemized cost to build your home. We will give you an 8 page specification booklet that will spell out everything from driveway sizes to built in allowances for light fixtures and other items. This allows us to ensure we have gone over all the details that you want included and that they have been included in the price. This pricing will include everything needed to build and move into your home including final grade/re-spread topsoil.

Contract Signing/Pre-construction Meeting

At this point we would come to an agreement and sign the contract. After the paperwork is complete we then discuss anticipated start dates. This step will often depend on the financing company. Once financing or funding is in place we can proceed to obtain building and zoning permits. The time it takes to get those permits varies by municipality and once those are obtained a dig date will be scheduled. 

 

Selection Process

To start we give you a timeline of when items need to be picked by along with the names and phone numbers of our supplier partners. Now comes selections, we have many items in our office design room to pick from at your convenience. We do this between the time of signing the contract to loan approval. Some items we will send you to our suppliers so you have the full range of items available to select from. We don’t want you to feel as if you need to pick everything right away as this can be overwhelming.

Construction of Your Home

Construction will now begin on your home. This is probably the most exciting part of the construction process. Throughout process it is our goal to be open and honest to make you feel comfortable as well as confident in our abilities. You will have your supervisors cell phone number and email address to ask any questions that you might have. You will also have 24/7 access to walk throughout the house during construction, we just ask that you be careful and remember this is a construction site.

 

 

Final Walkthrough/Closeout

This is the last step of the whole process. You will meet with the supervisor and walk through the house going over how everything functions and also what general maintenance should be done to keep things lasting for many years. We will give you our homeowners manual (which will also help guide you in general maintenance) and all the manufacturer warranty papers. Also included are the necessary papers to fill out for submission if any problems do happen to arise so that we may assist you efficiently.
